Heaving

A section has lifted relative to the garage slab or the street. Frost is pushing on a base that isn't draining. Heaving that repeats every winter is a drainage and base problem, not a concrete problem.

Scaling and spalling

The surface is flaking, exposing aggregate, or breaking off in chunks. Light scaling can sometimes be overlaid; deep spalling that reaches the reinforcement is a replacement conversation.

Separation from the garage slab

A visible gap has opened between the apron and the garage floor. Water is now entering that joint, freezing, and prying the two apart. This gets worse every year it's ignored.

Drainage failures

Water pools on the apron or runs back toward the garage. The slope is wrong. This can't be patched — the surface has to be re-poured to grade.

Structural cracking

Wide cracks with vertical offset, cracks running through multiple panels, or cracks that keep growing year over year. The slab is telling you it has lost its structural continuity.

Can a Sunken Driveway Apron Be Repaired?

Sometimes. Concrete lifting — mudjacking or polyurethane foam — can raise a sunken apron back to grade when the concrete itself is still sound and the failure is limited to a small area. Lifting is fast, less expensive than replacement, and works well on isolated settlement. It doesn't rebuild the base, so it isn't a fix for widespread base failure, and it won't repair cracks or restore surface damage.
